A standard single-storey weatherboard or fibro Sydney house usually lands between $18,000 and $30,000 all-in. Double-storey brick veneer, awkward access or asbestos-heavy jobs push it higher. We don't quote off a template — we come out, look at the access, the services, the asbestos risk, and write you a single fixed number that includes bins, tip fees and council paperwork. No "from $X" pricing tricks.
In NSW, most demolitions need either a Complying Development Certificate (CDC) or a Development Application (DA) through your council, plus a separate notification to SafeWork NSW if asbestos is involved. We handle the lot — including neighbour notifications, hoarding permits and utility disconnect bookings. Your only job is signing where we put the cross.
The physical demo on a standard Sydney house is 2 to 5 days on site. The bigger timeline is paperwork — council CDCs typically take 1–3 weeks, utility disconnects 1–4 weeks depending on the network. We lodge everything in parallel the day you sign, so the clock doesn't sit idle.
We hold Class A and Class B SafeWork NSW asbestos licences in-house — meaning we handle every type, from bonded fibro to friable lagging, on the same crew that does the demo. That keeps the chain of custody tight. Process: identify, notify SafeWork NSW, isolate the work area, wet-method removal, double-bag and seal, transport to a licensed facility, air monitoring, clearance certificate to your inbox.
Yes. $20 million public liability, current WorkCover, and a separate asbestos-specific policy. We send certificates of currency direct to you (or your builder, or your strata) before we lift a sledgehammer. Cheaper "demo guys" without proper cover will save you ten grand on quote day and bankrupt you on the day something goes wrong.
We handle the neighbour notifications as part of the council paperwork — the legally required letter, and a friendly knock the week before so nobody is surprised when the excavator turns up. We work standard hours (7am–5pm Mon–Fri, 8am–1pm Sat), keep the site hosed down for dust, and sweep the street every afternoon. Complaints are rare. Avoidance is the strategy.
We do the lot. Cleanup is the bit we're most particular about — if your builder turns up and there's still a slab edge sticking up, that's our fault, not yours. We grade the site flat, remove every cubic metre of debris to licensed tips, and hand you a build-ready pad. Footings can be poured the next day in most cases.
Yes — tell us at quote stage. Cleaned bricks, hardwood timber, slate, fixtures and architectural pieces are all salvageable on the right job. We can deduct the salvage value from your quote or arrange for materials to be set aside on pallets for you. Heritage demos we treat with hand tools where the spec requires it.
